Description
Construction projects suffer from delays during their lifecycle, whether such delays caused by the contractor due to lack of resources, delayed delivery to site material, poor management, …etc. or caused by the employer due to design changes, many and late issue for variations, …etc. or by the others such as force majeure, war, …etc.
The term “Delay Analysis” has become a frequent activity in many of construction projects, Delay Analysis has many techniques, and the use of the suitable technique depend on many factors, however the main factor is the record of project data.
Claims are disputes over facts, not over law. The party that keeps better records to preserve the facts or the party that is better trained to recognize a problem is going to have an advantage. The party that contemporaneously observes and records relevant critical facts will have not only better records, but the better ability to address claim issues.Forensic Scheduling Analysis refers to the study and investigation of events using CPM or other recognized schedule calculation methods. It is the study of how actual events interacted in the context of a complex model for the purpose of understanding the significance of specific deviation or series of deviations from some baseline model and their role in determining the sequence of tasks within the complex network.
